Terms & Conditions

Zed Holiday Homes LLC — Effective Date: 1 January 2025

Please read these Terms & Conditions carefully before making a booking with Zed Holiday Homes LLC. By confirming a reservation, you agree to be bound by these terms.

1. Booking & Payment

  • All bookings are confirmed only upon receipt of full payment unless otherwise agreed.
  • Payments must be completed prior to check-in.
  • Any bank charges, transaction fees, or currency conversion fees are the responsibility of the guest.
  • Tourism Dirham fees, as required by UAE regulations, apply for the first 30 nights of stay.

2. Check-in & Check-out

2:00 PM – 7:00 PM (UAE)

Check-out

As agreed at booking

  • We aim to accommodate flexible check-in times where possible, subject to availability and prior notice.
  • Late check-out without approval will result in additional charges.
  • Guests must vacate the property on time and remove all personal belongings.

3. Guest Identification (DTCM Requirement)

  • All guests must provide a valid passport or Emirates ID prior to check-in.
  • This is a mandatory requirement under UAE Department of Economy and Tourism (DET) regulations.
  • Failure to provide required identification may result in denial of check-in without refund.

4. Occupancy & Visitors

  • Only registered guests are permitted to stay overnight.
  • Maximum occupancy is strictly enforced as per booking confirmation.
  • Visitors must comply with community rules and may require prior approval depending on the building.

5. Property Use & Conduct

Guests agree to:

  • Maintain respectful and civilized behaviour
  • Comply with community and building regulations
  • Avoid excessive noise, disturbances, or illegal activities

Strictly Prohibited

  • Parties or events
  • Loud music or disturbances
  • Illegal activities or subleasing

Violation may result in:

  • Immediate eviction
  • Forfeiture of rental payments and deposit

6. Security Deposit

A refundable security deposit is required:

The deposit covers:

  • Damages and missing items
  • Additional cleaning
  • Utility overuse
  • Extra charges (calls, TV, etc.)
  • Refunds are processed within 7 days of approval
  • Bank processing may take up to 14 working days

7. Damages & Property Condition

  • Guests are responsible for any damage beyond normal wear and tear.
  • Costs will be deducted from the security deposit.
  • Furniture and items must not be moved or removed from the property.

8. Utilities & Services

Included

  • Water & electricity (within normal consumption limits)
  • High-speed internet
  • Basic TV services

Additional Charges Apply

  • Excessive DEWA usage
  • Paid TV content
  • International / local calls

9. Cleaning

  • Final cleaning (3 hours) is included.
  • Additional cleaning services available upon request.

Guests must:

  • Dispose of personal belongings
  • Empty fridge before checkout

10. Smoking & Pets

All properties are non-smoking and pet-free.

Violation results in:

  • AED 2,000 cleaning penalty
  • Additional damage charges if applicable

11. Cancellation Policy

  • Free changes or cancellations up to 7 days before check-in.
  • Within 7 days: 100% cancellation fee applies.
  • No-shows and last-minute cancellations are non-refundable.

12. Booking Modifications

  • Date changes subject to availability; rate differences may apply.
  • Monthly extensions require 10 days' notice and payment 48 hours before the end date.

13. Property Changes

  • Property reassignment fee: AED 200.
  • Price differences apply.
  • Refunds only if requested 30+ days before check-in.

14. Lost & Found

  • Items left behind will be returned upon request.
  • Courier costs are the guest's responsibility.

17. Force Majeure

We are not liable for failure to perform obligations due to events beyond our control, including:

  • Government restrictions
  • Natural disasters
  • Emergencies

18. Liability & Indemnity

  • Guests are responsible for their own safety and belongings.

We are not liable for:

  • Loss, theft, or damage of personal items
  • Injuries during the stay
  • Third-party services

Guests agree to indemnify Zed Holiday Homes LLC against any claims arising from their stay.

19. Additional Services

Optional services available upon request:

  • Airport transfers
  • Visa assistance
  • Transportation
  • Concierge services

20. Emergencies

Guests must refer to emergency contact numbers provided in the property.

21. Acceptance of Terms

By confirming a booking, guests agree to these Terms & Conditions in full.
